It started as a spreadsheet nobody asked for.

Property Blueprint Co. was built by a founder with a decade in people assessment and high-stakes negotiation — who realised that managing a renovation is the same job, applied to trades instead of candidates and customers. Two years of notes from real renovations, refined through real mistakes, became the system.

The moment it became obvious


The same person. Two completely different renovations.

On a later renovation, I had everything mapped: the trades in the right sequence, the budget broken down by phase, the questions written out before anyone arrived on site. It ran the way it was supposed to. No surprises. No variation that landed without warning. Not because I was lucky — because I was the most informed person in every conversation before it happened.

Then I thought about the first renovation. The quote that felt too high, but I had nothing to measure it against. The variation that arrived mid-project for work that should have been in the original scope — approved because I had no framework to dispute it. The same person, managing the same kind of project, paying for the information gap in every conversation.

What was missing


The advice was everywhere. The system wasn't.

From my first renovation, I kept records — what each trade needed before they could start, the right sequence for each room, where the money actually went when a project ran over. The notes became spreadsheets. The spreadsheets became tools, tested on real projects and refined after real mistakes.

When I looked at what already existed for homeowners, the gap was bigger than I expected. No credible cost framework to anchor a quote conversation. Almost nothing on how much of a renovation is decided before a single trade arrives. No one explaining the trade sequence, room by room — or how quickly a homeowner's leverage disappears the moment work begins.

Why it works


Most renovation problems aren't knowledge problems. They're people problems.

The trade knows exactly how your renovation should run. You don't — and they can tell. That gap gets priced into every quote and every variation. What was built

  • A trade sequence — who arrives when, what each one needs from the trade before them, and where the hold points sit.
  • A budget framework that gives you a credible baseline before any quote arrives, and a way to judge every quote against it.
  • A questions playbook for every trade conversation: what to ask before signing, before approving, and before paying.
  • A variation log that turns informal site requests into documented changes with cost and timeline reviewed in writing.
  • A defects framework for the moment a renovation looks finished but isn't — and the final-payment process built around it.

Every system was tested on real renovations before anyone else saw it. Each one does a single job: put the homeowner in front of every conversation, rather than behind it.

I built the thing I needed and didn't have.

When I started keeping these notes, I wasn't building a product. I was trying not to lose what I'd learned from one renovation to the next. Two years later the notes had become tools, the tools had been tested, and the gap between renovating with a system and renovating without one had become the most important difference I knew how to explain.
