What unpreparedness costs

What does it cost to walk into a bathroom reno unprepared?

On an Australian bathroom — typically $15,000 to $35,000, and more again in Sydney and Melbourne — arriving unprepared runs into the tens of thousands. Not as one bill you'd notice, but as a handful you don't. The single most expensive one is a waterproofing membrane that fails after the tiles are on — rip-out, re-waterproof and re-tile the wet area.

A failed waterproofing membrane found after tiling — rip out, re-waterproof & re-tile the wet area$5,000 – $15,000+
A single verbally approved variation — not in writing, not verified$2,000 – $8,000
Misaligned quotes — comparing different scopes without realising it$5,000 – $15,000
Releasing final payment before the defects list is raised$1,500 – $6,000
The Bathroom Renovation Blueprint$197 AUD

Stop one unnecessary variation and the Blueprint has paid for itself many times over. It protects most when you have it before you sign anything.

What's inside

What's inside the Bathroom Blueprint?

One system, four modules, plus the Renovation Cost Calculator. The Blueprint teaches you the 12 phases; the other three hand you the tools to run them — a risk guide, a working toolkit, and an on-site handbook for your phone.

Built from years of hands-on renovation experience — every phase tested on real Australian projects, not theory.

Module 1 · The Foundation

The Renovation Blueprint

The 12 Phase System in full — what should happen at every phase, when, and what to ask. 131 decision points across 12 phases.

48 costly mistakes, 15 trade red flags and 16 bathroom blind spots — what goes wrong on every bathroom, before it goes wrong on yours.

The Protection Guide

You walk in already knowing what goes wrong on a bathroom — before it has the chance to go wrong on yours.

48Costly mistakes
15Trade red flags
16Blind spots

Not theory — the specific things that go wrong on Australian bathrooms: the charge-up arrangement that should have been fixed-price, the contract term no one flagged, the trade who won't put a major job in writing. The red flags are sorted by where they surface — quoting, on site, on invoices — so you catch the wrong trade in the quoting phase, before any money changes hands. With $3,000–$25,000+ on the line, reading this before you sign changes what you ask and what you refuse to approve.

What it protects you from

Signing with the wrong trade. You learn to read the warning signs in the quoting phase — before any money has changed hands.

Module 4 — The On-Site Handbook
The Bathroom On-Site Handbook — vanity heights, fixture clearances and electrical IP zones reference sheets built for your phone
Module 4 · 5 on-site reference sheets — built for your phone
Module 4 · On-Site
The On-Site Handbook

The right numbers and the right questions in your pocket — so you can check any trade's work before they move on.

A bathroom site is loud, fast, and no place to read a manual. The Handbook strips everything down to 5 reference sheets built for your phone — so when the tiler asks about clearances or the sparky about IP zones in the wet area, you answer with the number, not a shrug.

01
Measurements & clearances
AU-standard vanity heights, fixture clearances and electrical IP zones.
02
Build sequence & trade order
The fixed order trades must follow — do not reorder.
03
On-site daily operations
What to check, photograph and log on every visit.
04
Payments, compliance & handover
Milestone hold-points — stop & verify before you pay.
05
Key contacts & site details
Every trade and licence number in one place.

Behind the 12 Phase System

This Blueprint wasn't written from a textbook. Every phase, checklist and red flag in it came out of managing real renovations end to end — comparing quotes line by line, getting variations agreed in writing before they turned into invoices, and holding final payment until every defect was fixed. It's the method that worked on real projects, written down so you can run yours the same way.

“The builder quoting your bathroom has had this conversation a hundred times. They know the process, they know where the money moves, and they know which homeowners ask the right questions and which don't. Property Blueprint Co. exists to put you on equal footing — to give you the framework the trade already has.”

— Mossy · Founder, Property Blueprint Co.
Who this is for

Is the Bathroom Blueprint right for you?

Built for you if…

  • You're planning a bathroom renovation of $25,000+ — managing it yourself, or hiring a builder and wanting to stay in control
  • You have quotes back and no reliable way to tell if they're accurate, comparable or fair
  • You're about to sign a building contract and want to know exactly what to check first
  • Your renovation starts in the next 1–12 months
  • You've had a renovation go sideways before and are determined not to repeat it
  • You're an investor managing a bathroom renovation on a rental anywhere in Australia

This is not a DIY construction guide

  • You'll still hire licensed builders and registered waterproofing, plumbing & electrical trades — the system assumes you will
  • What it teaches is everything around the trades: how to brief, compare, contract and manage them, and handle variations
  • No prior renovation experience required
  • No building or trade background required
  • Built for first-timers — and for people who learned the hard way last time
Before you decide

Bathroom renovation questions, answered

Do I need council approval for a bathroom renovation in Australia?
Bathrooms trigger council or private-certifier approval more often than other rooms, because they involve waterproofing of wet areas and plumbing. A like-for-like swap of fixtures in the same positions may not require approval, but re-waterproofing a wet area, relocating or altering plumbing or drainage, or changing the layout generally does — and the waterproofing must comply with AS 3740 (waterproofing of domestic wet areas) and the National Construction Code. Phase 4 of the Blueprint shows you exactly which side of that line your project sits on, and which plumbing and electrical compliance certificates to collect before final payment.
When does my bathroom renovation need a written building contract?
Most states require a written major domestic building contract once the work passes a threshold — for example, over $5,000 in New South Wales and over $10,000 in Victoria — and licensed builders must hold home-building compensation cover for work above the relevant limit. The exact threshold and statutory warranty depend on your state's home-building legislation. The Blueprint walks you through what must be in that contract, and the Protection Guide flags the red flag of a builder who won't put a major job in writing.
Will this work whether I manage it myself or hire a builder?
Both. Run the bathroom yourself, or use it to stay in control while a builder does the work — either way you'll know what should happen at every phase and exactly what to ask, so nothing important gets decided without you.
I have no renovation experience. Will it work for me?
Yes. It's built for homeowners managing a bathroom renovation for the first time — or who've done it before and learned the hard way what they didn't know. No building knowledge is assumed: every phase is in plain language, every action is specific, and every tool is pre-populated so you're never staring at a blank screen.
My renovation has already started. Is it too late?
No — but the earlier the better. At the quoting or contracting stage you get the most from the 12 phases in sequence. If you're already mid-build, open the Planning Toolkit immediately — the Variation Log, Site Diary and Payment Tracker are useful from day one, and the Protection Guide is relevant at any point.
Is this a PDF or e-book?
No. All four modules are interactive guides that open in any browser on any device — the Planning Toolkit saves your figures as you work and runs completely offline, with nothing to install and no account. It's a working system you use throughout the renovation, not a static document you read once.
Is it really worth $197?
Stop a single unnecessary variation, or compare one set of quotes properly, and it typically pays for itself many times over — against a bathroom that runs $15,000 to $35,000-plus. And it's one payment, kept for every renovation after this one.
Is there support if I get stuck?
Yes — personal email support. Email us with any question about your renovation and you'll hear back from a real person who knows the system. Not a chatbot, not a ticket queue.
