An ensuite is the cheapest bathroom in the house to renovate and the dearest one to build. Both statements are true at once, and the gap between them is where the ensuite renovation cost in Ireland stops making sense to homeowners comparing quotes.

The reason is structural. Cost in a bathroom is not driven by floor area. It is driven by the number of trades that have to attend, the fixed call-out each one carries, and how far the new services have to travel to reach the drainage that already exists. An ensuite shrinks the area and changes none of the rest.

The ensuite renovation cost in Ireland separates into four bands, and the dividing line between them is not size. It is whether services move, and whether the room already exists.

An ensuite refresh — new brassware, a replacement vanity and screen, re-grouting, paint, everything staying exactly where it is — typically runs €2,500 to €4,500. A like-for-like ensuite renovation, with strip-out, a new suite, full re-tile, fresh waterproofing, new lighting and extraction in the existing layout, typically runs €6,000 to €10,000. A high-spec ensuite with large-format tiling, a frameless enclosure and premium brassware passes €12,000 quickly. And a new ensuite built into an existing bedroom, where none existed before, typically runs €12,000 to €20,000, because that project is not a renovation at all — it is a small construction job with new drainage, new circuits, new ventilation and new walls.

That fourth band is the one homeowners most often misprice, because they benchmark it against the third. A room that already has a drain, a water feed and a fan duct is carrying infrastructure worth several thousand euro before a single tile is chosen. Building that infrastructure from scratch is the expensive part of the job, and it is invisible in every finished photograph.

Location moves labour rather than materials. The Society of Chartered Surveyors Ireland's November 2025 House Rebuilding Guide prices construction in Dublin at €3,381 per square metre against €2,756 in the North West, with costs up 7 percent nationally over the preceding year. Budget the upper end of each band in the capital from the outset rather than treating the difference as an overrun.

Why does an ensuite cost more per square metre than a main bathroom

Because the costs that dominate a bathroom are fixed costs, and fixed costs do not shrink with the room.

Run the arithmetic on the bands above. A 2.5 square metre ensuite renovated for €8,000 works out near €3,200 per square metre. A 4 square metre main bathroom renovated for €12,000 works out at €3,000. The ensuite is the cheaper invoice and the dearer build, and every homeowner who has renovated both in the same house recognises the pattern without being able to explain it.

The explanation is trade attendance. Six trades come to a bathroom regardless of its size: strip-out, plumber, electrician, waterproofer, tiler, and the plumber again for second fix. Each attendance carries mobilisation, materials handling, and a minimum charge that a two-day job does not reduce. Add compressed working space — an ensuite frequently has no room for two trades at once, so work that would overlap in a larger room has to run in sequence — and the labour days climb rather than fall.

What does the distance to the soil stack change

It changes more of the price than any material decision in the room, and almost no quote states it as a line.

Every WC has to discharge into a soil stack, and the branch connecting them has to run at a continuous fall with no dips and no excessive length. In a main bathroom, the stack is usually within a metre or two of the pan because the house was designed that way. An ensuite is frequently on the far side of a bedroom from the nearest stack, and the further that branch has to travel, the more floor has to come up to accommodate the fall — or the more the finished floor has to be built up to create it.

Three outcomes follow from that single measurement, and they price very differently. A short run within the joist depth is straightforward and cheap. A long run means lifting a bedroom floor, notching or trimming joists to a structural engineer's satisfaction, and reinstating the floor afterwards. A run that cannot achieve gravity fall at all means a macerator or a pumped system, which changes what the room can accept, adds a serviceable mechanical part to a bathroom, and restricts what can be flushed for the life of the house.

The measurement to take before you get quotes

Find the nearest soil stack and measure the distance from it to where the WC will sit. That number, more than the tile you choose or the suite you like, decides which band the project lands in — and knowing it before the first quote arrives is what stops the answer arriving later as a variation.

Which trades does an ensuite still require

All of them. The sequence below is identical to the one a full-size bathroom runs, which is precisely why the room does not get proportionally cheaper.

  1. Strip-out and structural checks. The existing room comes out, or the bedroom corner is opened up, and this is where hidden conditions appear — perished pipework, joists that will not take a notch, or a floor that is not level enough to set a tray on.
  2. First-fix plumbing. Hot and cold feeds are run to the new positions and the waste branch is set to a continuous fall toward the stack, which is the phase where soil-stack distance converts from a measurement into an invoice.
  3. First-fix electrical. Lighting, shaver point, heated towel rail and the extract fan are wired back to the board by a registered electrician, with the fan duct routed to outside air rather than into a void.

  5. Tiling and second fix. The room is tiled to British and European practice such as BS 5385, then the suite, brassware, screen and towel rail are installed and the fan is commissioned.
  6. Defects inspection and sign-off. Falls, grout, silicone, door clearance and extract performance are checked before final payment, because the leverage to compel rework disappears the moment that payment clears.

What do the regulations require in a room with no window

Mechanical extraction, sized properly and ducted to outside air — and this is the requirement most often under-delivered in an Irish ensuite, because the duct route is awkward and nobody checks it after the tiles go on.

Technical Guidance Document F sets an intermittent extract rate of 15 litres per second for a bathroom, against 6 litres per second for sanitary accommodation with no bath or shower, alongside background ventilation provision. In a room with an openable window, the fan shares the load. In an internal ensuite with no window, the fan is the entire provision — and a fan discharging into a roof void rather than through to outside simply moves the moisture into the structure. Two further compliance points carry real cost. Electrical work must be carried out by a Safe Electric registered electrician who issues a Completion Certificate, which matters more in an ensuite than most rooms because the fixture density is high in a confined wet space. And creating a new ensuite is a material alteration, which generally requires a Commencement Notice lodged with Building Control before works begin — where a like-for-like refit generally does not. VAT is the last line that moves the arithmetic. Renovation services are charged at the reduced rate of 13.5 percent under the two-thirds rule, provided the goods supplied do not exceed two-thirds of the total price. Supplying your own suite changes that split, so confirm which quoted figures are inclusive before comparing them.
